What a WDO Inspection Covers

A WDO inspection examines all accessible areas of the property: the exterior perimeter up to ten feet in height, the attic, garage, crawl spaces, interior living areas, foundation, window frames, door frames, and baseboards. Inspectors look for mud tubes, frass (termite droppings), exit holes, discarded wings, hollow-sounding wood, decayed wood, and conditions that favor infestation such as wood-to-soil contact.

Four organism categories are assessed:

Subterranean termites access structures from below ground through mud tubes along the foundation. Formosan subterranean termites are among the most destructive species active in Broward County.
Drywood termites enter through attic vents, eaves, and exposed wood above ground, leaving behind pellet-shaped frass as the primary sign of activity.
Wood-boring beetles attack structural lumber and wood furniture; their presence is typically identified by small exit holes and fine powder residue.
Wood-decaying fungi thrive in Florida’s high humidity and can weaken structural wood before termites establish themselves, often appearing alongside moisture problems.

South Florida is also home to the conehead termite, first detected in Broward County and documented as an ongoing concern in the region. The WDO report is a snapshot of visible, accessible conditions at the time of inspection. It doesn’t document what happened before or predict what may occur afterward.

WDO Inspection vs. Standard Home Inspection

A standard home inspection covers plumbing, roofing, HVAC, electrical systems, and appliances. It doesn’t include a WDO assessment, and a general home inspector in Florida isn’t licensed to issue a WDO determination. Only a licensed pest control business holding the applicable FDACS license can issue the official Form 13645 report.

A termite-only inspection is also narrower than a full WDO inspection. It doesn’t cover wood-boring beetles or wood-decaying fungi, and it doesn’t satisfy lender requirements that specifically call for the official Florida WDO form. Buyers using VA or FHA financing should confirm with their lender and closing agent that Form 13645 is what’s required. A general termite letter and a WDO report aren’t interchangeable documents.

Finding WDO activity doesn’t end a real estate transaction. It creates a negotiating point and a disclosure obligation. In Broward County transactions, four outcomes are most common.
