WDI Inspection in Broward County

Broward’s Termite Professionals Since 1974. Licensed WDI Inspections for Buyers, Sellers, & Homeowners.

A WDI inspection, known in Florida regulatory terms as a WDO (Wood-Destroying Organism) inspection, is one of the most consequential steps in any Broward County real estate transaction. At JP Miller & Sons Services, Inc., we’ve provided termite and pest control services across Broward County since 1974, and our inspectors understand the local housing stock, climate conditions, and termite species that make this region one of the highest-pressure environments in the country. Our licensed, background-checked technicians conduct thorough visual inspections documented on the official FDACS-13645 report form required by Florida law.

If the inspection reveals activity, we can coordinate treatment right away through the same company, without adding a second provider to an already tight closing timeline. Our team includes an Associate Certified Entomologist, and the business holds GreenPro and QualityPro certifications alongside an A+ BBB rating.

Schedule a WDI inspection in Broward County today. We offer same-day service and flexible scheduling to keep your transaction on track. Call JP Miller & Sons Services, Inc. at (954) 874-8897.

What a WDI Inspection Covers

A WDI or WDO inspection is a licensed visual examination of a property for evidence of wood-destroying insects and organisms. It is not a general home inspection. Under Florida law, the inspection must be performed by a licensed pest control business whose inspector holds a valid FDACS WDO Inspector certification. Findings are recorded on the state’s official FDACS-13645 form, which lenders, title companies, and real estate attorneys accept as the standard report.

Wood-destroying organisms covered under Florida’s inspection category include subterranean termites (including Formosan), drywood termites, dampwood termites, wood-destroying beetles, and wood-destroying fungi such as active wood rot. Broward County carries among the highest termite pressure in the United States, driven by its subtropical humidity and endemic Formosan subterranean termite populations that remain active year-round.

Who Needs a WDI Inspection & When

A WDI inspection is a standard contingency in most Broward County residential purchase contracts. VA lenders require a WDI report before loan approval. FHA lenders generally require one when the appraiser identifies evidence of infestation or when the property sits in a high-risk termite area, which includes all of Florida. Scheduling delays on either loan type can push back closings. Buyers should order their own independent inspection rather than relying on a report provided by the seller or seller’s agent.

Sellers benefit from obtaining a current report before listing. It supports the asking price, demonstrates transparency, and reduces the risk of last-minute surprises at closing. Homeowners who aren’t in a transaction should consider annual inspections given Broward County’s year-round termite activity. Catching evidence of wood-destroying organisms early, before structural damage accumulates, is far less costly than treating an established infestation.

What Our Inspectors Examine in Broward County Properties

Our inspectors assess attics, crawl spaces, and exterior wood, paying close attention to areas where wood meets soil or concrete. Moisture sources, including leaky gutters, poor drainage, and plumbing penetrations, are common entry points for both termites and wood-destroying fungi in Broward County’s humid climate.

Many homes here are built on concrete block with decorative wood elements. Window frames, fascia boards, and decks that tie into the main structure each get careful attention. Properties throughout the county often include screened patios, dock pilings, and decorative fencing that can give termites hidden access to the primary structure.

Physical evidence the inspector looks for includes:

  • Mud tubes on foundation walls and piers, a sign of subterranean termite activity
  • Frass (pellet-shaped drywood termite excrement) near kick-out holes in wood surfaces
  • Hollow-sounding wood when tapped, indicating internal termite damage
  • Shed wings near windows and doors from recent swarm activity
  • Discolored or soft wood indicating active decay fungus, common around windows, sliding doors, and areas with water intrusion

Formosan subterranean termites, endemic to Broward County, can form above-ground carton nests inside walls, making them especially difficult to detect. Our inspectors know the construction styles and landscaping patterns common across local neighborhoods, and we stay current with county building codes and treatment regulations that affect how findings are addressed.
